Newmark Zimmer successfully represented the seller in the sale of the 275,000 square-foot FedEx Mega Cross-Dock in Edwardsville, Kansas. This fully stabilized, Class-A facility spans 126 acres and features 335 doors, making it one of the largest terminals in the U.S. FedEx Mega Cross-Dock attracted global interest, leading to multiple rounds of offers. Stockbridge Capital Group, based in San Francisco, ultimately secured the deal for $93 million. As a result, this set a record for single-asset price per square foot in Kansas City’s industrial market at $338.22. The transaction garnered significant interest from investors nationwide.

At the time of sale, the property was fully leased to a major global package transport company, which had occupied the facility since its construction in 1999. Located on the western side of the Kansas City metro area, the property benefits from direct access to major highways. Interstate 435 and south of its intersection with Interstate 70, provide convenient connectivity across the U.S. The site is critical to the company’s North American supply chain operations.
