Village West

Newmark Zimmer served as the Master Developer for Village West, a 400-acre tourism, retail, and entertainment district surrounding the 1.5-mile tri-oval, 75,000-seat Kansas Speedway in Kansas City, Kansas. The Unified Government of Wyandotte County and Kansas City, Kansas, selected Newmark Zimmer to manage the entire development process. Consequently, Newmark Zimmer oversaw the planning, development, contract negotiations, and construction of the district, which was completed in 2011 with a total value of $450,000,000. Today, Village West hosts notable tenants such as Nebraska Furniture Mart, Cabela’s, the Legends shopping center, a minor league ballpark, a soccer stadium, several hotels, and numerous retail and pad site businesses.

Moreover, the West side of Kansas City has evolved into a bustling hub of shopping, sports, dining, and entertainment, and it shows no signs of slowing down. This transformation began with the construction of the Kansas Speedway in 2001, which has since attracted thousands of NASCAR fans twice a year. Additionally, the excitement extends beyond the speedway to the state-of-the-art Children’s Mercy Park, home to MLS team Sporting Kansas City, and the Field of Legends, where fans can watch the Kansas City Monarchs. With affordable tickets, free parking, and engaging activities between innings, these venues are perfect for family outings.

Furthermore, the shopping scene in the area has flourished since the Speedway’s opening. Significant developments include Bass Pro Shop, Nebraska Furniture Mart, and Hollywood Casino at Kansas Speedway. In particular, the Legends Outlets Kansas City, which opened in April 2006, helped establish the area as a premier shopping destination. This 1,200,000 square-foot outdoor lifestyle district features over 100 retailers and restaurants and offers a walking tour of sculptures, murals, and other art forms celebrating notable Kansans.
